This course is designed to equip counselors with the skills, knowledge, and tools to counsel clients during sessions and in effective homebuying seminars on the major steps in the homebuying process, the various forms and paperwork (including the most common mortgage forms), the professionals involved in the homebuying team, including working with a home inspector, and the upfront and recurring costs associated with buying and sustaining a home, the use of Down Payment Assistance programs and other resources to achieve affordability of their future home and lead safety awareness.  Counselors will learn to assess homeownership readiness and affordability and to create and maintain a realistic budget that accurately reflects income, debts, expenses, and credit use, including for clients transitioning out of federally subsidized programs.  Counselors will also learn about different loan products, such as government-insured mortgages and conventional loans, as well as fair housing laws and regulations governing mortgage lending.

  • Help clients understand credit requirements, manage debt, and create budgets for homeownership.

 This Pre-Purchase counseling training for multi-family residential property online course is designed for HUD approved counseling agencies and partnering HBCU’s interested in learning the skills clients will need to effectively manage their rental units and meet their obligations as landlords while observing federal, state and local laws and regulations.  To be eligible for the full tuition scholarship you must be employed by a HUD approved counseling agency when you register. After completing the registration form, your will receive a confirmation message. Once your application is reviewed and approved, you will receive a welcome email with the instructions to join the free online training course.
